Loans FIXED:
30-year fixed mortgage rates
This loan program is fixed for 30 years. Your interest rate not change for 30 years. This is ideal for people who intend to remain at their present property for a long period of time.
20 Year Fixed Rate Mortgage
Fixes for 20 years. Your payment will be over 30 years fixed loan because your loan period is only 20 years. interest rate not change for 20 years.
15 Year Fixed Rate Mortgage
15 years fixed rate mortgage loan for a period of 15 years and not change not during this period. Your monthly payment on this loan program will be much higher 20-year fixed or 30 year fixed. Use this loan program if you plan sell your house in 5-8 years. interest rates will not change for 15 years.
ARM (Variable rate mortgages)
ARM The loans are fixed for a certain period of time, where, after the loan period a loan becomes adjustable arm. How do they work?
Each arm loan program has the following options:
1) Index: Most Comon LIBOR Index
2) Margin: You are hereby by your lender, and is the difference between the index and the interest charged to the borrower
For example 5 / 1 ARM. This loan is fixed for five years after that, in the 6th year it becomes an adjustable loan. Your loan officer will tell you that your index is and what your margin is. Usually 5 / 1 arm is linked to the index 1 year Treasury and the margin is around 2.00% -3.00%
Margin of your index + = fully index rate. Your new note rate (interest rate) after the fifth year.
What About the 6th year? What is your payment?
Say your loan officer tells you that your margin is 2.5% at 1 year Treasury Index. You will look up an index of Treasury for a year for a given month.
One year from the Treasury Oct.2005 is 4.18, and you know that your margin is 2.5%. Therefore, you new interest rate is a one-year Treasury of 4.18% (index) + 2.5% (margin) = 6.68% for the start of sixth year.
Index movement rates are on a monthly basis, therefore, your payment may flunctuate each month. In most cases banks wills end you a statement informing you that your rates.
3) To protect consumers against high index rates, lenders set place a CAPS.
An example is a ceiling 2 / 6, which allows the interest rate on your loan arm to go up or down by no more two percent every adjustment period, and has a total limit of six percent for cumulative changes. Therefore, a hat 2 / 6 on an arm 5% will at a maximum rate (6 + 5%) over 11%.
In certain cases, you will see 2/2/6, which means that the adjustment of 2% with 2 penalty Total prepayment of the year and six per cent of cumulative changes.
4) With one arm, you can have either a fixed rate or you can choose one interest loan structure.

10 / 1 ARM Mortgage Rates
10 years ARM (Adjustable Rate Mortgage) is fixed for 10 years and in Grade 11 he became a setting.
Interest Only loans
For example, if a loan of 30-year fixed rate of $ 100,000 at 8.5% is interest only, payment is .085/12 time $ 100,000 or $ 708.34. This is an example of an interest payment only.
Each loan repayment consists of interest, and capital. Here you will pay interest each month and your principal will be added to your balance, thus it increases. You can also pay principal and interest.

payment of 7.5% of option ARM CAP limits how much the payment can increase or decrease each year, except for every five years (starting in Grade 10 in some programs), when the cap does not apply. If your balance exceeds the amount of your initial loan of 125% (110% in NY), the amount of payment may change more often regardless of the CAP payment.
Because you are paying "minimum payment" this option to defer a payment of interest to be added to your balance.
Minimum Payment Adjustment Period: The minimum payment is usually set at 12 months, unless that the negative amortization limit is reached.
Minimum Payment Cap: This is a limit on how much the minimum payment may change. Your ceiling Payment will be 7.5% for the first five years. On your next payment due, your minimum payment can not increse or decrease more than 7.5%. If If a loan is recast.
Recast (recast) or re-calculating your credit is a means of limiting negative amortization (NEG-am). recast all arms of Option 5. When the loan is recast, the payment required to fully amortize the loan over the remaining term becomes the new minimum payment
2) Interest Only Payment: With Interest Only you can avoid deferred interest, becausue you pay principal and interest.
