Smoke detectors are mandatory by law and need to be working at all times, regardless of the type of system in use. Carbon monoxide detectors are also mandatory by law in some areas when renting a condominium. Check with the local authorities to be certain, however, they are always a good idea. Other safety equipment, such as fire escape ladders, hoses, and extinguishers, should also be in place. These are not always required either, but all of these items should be in good working order if they are included.
Security Features
When renting a condominium, you should require safety lighting. The exterior of building, parking lots, and interior pathways to your front door should be lit well so you can identify hazards easily, including items you might trip over. This also helps to deter crime since it is easier to recognize danger and identify those committing crimes.
Security features that come with a condominium for rent are important, especially considering the large number of people in and around condominium complexes. Locking mechanisms and sturdy framing are important for the front door and the door to the condominium itself. Patio doors and windows should also have some kind of lock or security device to keep them secure. When renting a condominium, remember not to leave doors or windows open at night or while you are gone. The complex itself may have a security system in place as well. The most common ones are remote and intercom locking systems or secure gates on the outside of the property.
Exit Signs And Routes
Any condominium for rent needs to have highly visible and well-marked exits. This includes doors, windows, stairways, and any other escape routes from the building. The routes to the escapes are also important to examine. They should be clear of items you may trip or slip on. There should be nothing standing in the way. Safety equipment, such as hoses and extinguishers, can be in the hallways and stairwells, but they need to be off the floor so you don’t trip on them. These items need to be in a space so they will not get in the way in case of an emergency.
Emergency plans for the building need to be in place with any condominium for rent. Check for a map of escape routes and instructions. It should be clear and easily read. The property manager may also have a specific safe area for all residents to meet in case there is an emergency after renting a condominium. There should also be a plan in case of a tornado or other natural disaster.
Each area will have its own set of laws and rules that property owners and managers need to follow. Others are optional for the manager. You need to feel safe and protected in a condominium for rent. Decide what you are willing to compromise on and what is necessary. You may also be able to work with the owners to set these things into place. When renting a condominium, remember that even with every possible safety feature in place, you must ensure they remain that way. The highest level of safety is obtained when everyone works together.

Importing Data to and Exporting Data From Microsoft Money
Been a Quicken user in the past? Microsoft Money includes special utilities to ease the conversion of your Quicken data to Microsoft Money. Microsoft Money also includes import and export tools that you may, in some situations, be able to use to move financial data between Money and other programs.
Automatic Conversions of Quicken Data
When you install the Money software, the Installation Wizard looks for any Quicken
data files on your computer. It should find one, if it exists. And if it does find a Quicken
data file, the Installation Wizard suggests you convert this Quicken file to a Money
data file. Assuming you agree with Money’s suggestion, Money does the conversion
automatically. You don’t have to worry about a thing.
If for some reason you choose not to accept Money’s suggestion, or perhaps you installed
Money on a computer where Money wasn’t able to find a Quicken data file, you can use the File menu’s Convert Quicken File command to convert the Quicken data file to the Money data file.
To perform this operation, choose the File menu’s Convert Quicken File command.
When Money displays the Convert Quicken File dialog box, use its Look In box to
identify the folder holding the Quicken file you want to convert.
When Money lists the files in the selected folder, double-click the file you want to
convert.
The Convert Quicken File command converts Quicken files in the .qdb, .qdg, or .qdf
file formats. These file formats are native Quicken file formats. In other words, these
file formats—actually file extensions—are those used by Quicken files on a regular, day-to-day basis. If you want to convert a Quicken data file that’s been stored in the Quicken interchange format—this is a file that uses the .qif-file-format file extension— you need to use the File menu’s Import command.
WARNING The .qif file format is a special file format that Intuit created for Quicken
to make it easier for Quicken users to share data with other programs. In my
experience, the .qif format is not all that successful as a way to move data
between programs. I’m not sure whether this is because Quicken has trouble writing .qif files or because other programs, including Money, have trouble reading
.qif files. In any event, I caution you against using this file format carelessly. Be sure to check the data that’s imported or exported once it reaches its final destination.
Importing a Quicken or .qif file
You can import both Quicken and .qif files using the File menu’s Import command.
When you choose the command, Money displays the Import dialog box. Use the Look In box to identify the folder location of the file you want to import. After you select it, Money lists the files in the folder in the area beneath the Look In box. To import the file, simply double-click it.
After you import the file—this essentially means you create a new copy of the file that
Money can understand—using the old Quicken or .qif file, you can work with the file
in the usual way.
Export to the .qif data format
You can create a .qif file using the Money data file. You would do this presumably in
one situation: You want to move data from Money to Quicken, and to do so you need
to take your Money data file, convert it to a .qif file, and then import this file into the
Quicken program.
To perform such an export operation, take the following steps:
1. Open the Money data file you want to export.
Probably the Money data file that you want to export is already open. If it isn’t, use
the File menu to open it.
2. Tell Money you want to export the file’s information.
Choose the File menu’s Export command. Money displays the first Export dialog
box. This dialog box asks whether you want Loose QIF format or Strict QIF format. In general, you need to use the Strict QIF format. Only
the Money program understands the Loose QIF format.
3. Pick a name and location for the new file.
After you identify which of these two .qif files you want to use, click the OK button.
When you do this, Money displays the second Export dialog box. Select the folder location you want for the to-be-exported file using the Save
In box. Use the File Name box to name the file. The file extension needs to be .qif,
but you don’t have to supply the file extension. Money supplies it automatically.
4. Select the accounts you want to export.
After you have named the file, click the OK button. Money then displays a third
Export dialog box. Money uses this dialog box to ask which accounts you want to
export: regular accounts, which include bank, credit card, cash, and liability accounts;
or investment accounts, which include only investment accounts. Indicate which
collection of accounts you want to export by clicking either the Regular or Investment
option button, and then click the OK button. Money next displays a list of
accounts in the selected categories. Select the accounts you want by clicking them—
when you click an account, Money highlights it to identify the selected account—
and then click the Continue button. Money then exports the transactions in the
selected accounts, and that’s it.

Not too many people realize the damaging effects of having a bad credit until they’re stuck in the actual situation. For instance, renting an apartment can be a big challenge for those with bad credit. If you think your credit report would not be questioned by a landlord, you’re mistaken. Apartment owners often check on an individual’s credit report before accepting him as tenant.
Does bad credit mean you can’t rent an apartment? Fortunately not! If you need a place to rent, there are still many options available to you. Here are few tips on how to get the apartment that you want regardless of bad credit.
Look for apartments that do not have strict policies on credit. Use the internet to search for apartments that do not have a credit check policy. You may also look at the classified ads of your local newspaper to find home rentals, condos or apartments that are more lenient in accepting tenants. If you know some real estate agents, they might also know some properties for rent who do not necessarily check on a person’s credit.
Get recommendations from reputable people. You may get recommendations from your bank, lawyer, employer, or former landlords as a proof of your credibility. The letter should state why your credit history has been tainted. If you’ve been through a difficult situation, you can try to appeal with the landlord’s consideration.
Seek a co-signer.
If you have a friend or a relative with excellent credit, you can seek their help to vouch for your credibility. Remember, having a co-signer means your co-signer will be held accountable to pay for your debts in case you default on your lease. If you’re going get a co-signer, make sure that he understands this condition before signing the agreement. In addition, respect your co-signer’s good will and make sure that you do not cause any problems for your co-signer’s credit.
Offer a bigger security deposit.
Expect that you need to put down a bigger upfront payment to make up for the absence of your credit. A higher deposit would give your landlord more security if he’s worried about the possibility of defaults. Some landlords have asked for up to 6 months in advance from renters that not only have bad credit, but have a history of being evicted from prior lodgings. If your landlord ask for such a hefty deposit, try to work out a payment program, Its not unheard that they will take 3 months down and allow you to pay the additional security over a certain agreed upon time period. Make sure you can make these payments, defaulting on these side agreements can mean immediate eviction.
Clearly, not having good credit to back you up does have its consequences. If you know that you have a bad credit problem, the best thing to do is try to improve your credit even before you start looking for a new place.
If you have unpaid debts with a creditor, pay it in full and request that a letter from your creditor stating that you have already settled the accounts reflected in your credit report. Better yet, if you know that you’ll be moving out soon, do all the necessary steps to settle your debts and make sure that your payments are properly reported to the credit bureaus. Do your best to boost your credit rating as early as possible so you can have more freedom in choosing the apartment you want.
